Plumbing SEO: the map pack decides almost everything
Quick answer
Someone with water coming through a ceiling types three words and calls the first result that looks open and well reviewed. They do not read your homepage, compare providers, or scroll.
Which means the contest is the map pack and your reviews, and both live mostly outside your website. That is good news: it is cheaper to fix than a rebuild.
Key takeaways
- Google Business Profile is the largest lever and it is free. Most plumbing profiles are half-finished.
- Reviews decide who gets called from three near-identical options, and assistants read them too.
- You are serving two buyers. Emergency wants speed and a phone number. Scheduled work wants pricing and proof.
- A rebuild is rarely the answer. A tappable phone number and a complete profile usually is.
- No town-name-swap pages. It is the doorway pattern Google names directly, and the most common thing we undo.
- Weeks for profile fixes, months for reviews. Nobody controls the map pack in thirty days.
Two buyers, one website
Most plumbing sites are built for one buyer and lose the other.
The emergency buyer has a burst pipe. They are on a phone, they are stressed, and the decision takes under a minute. What they need from you. It are you open, are you close, do other people rate you, and can I press one button to call.
The scheduled buyer is replacing a boiler or fitting a bathroom. They research over several days, compare three or four firms, and want to know roughly what it costs before making contact. What they need: real prices or a pricing method, photos of finished work, and evidence you have done this before.
A site that only serves the first looks thin to the second. A site that only serves the second is useless at 2am.
| Emergency | Scheduled | |
|---|---|---|
| Decision time | Under a minute | Days |
| Where they find you | Map pack, almost only | Map pack, then your site |
| What decides it | Open now, close, reviewed | Price, proof, finished work |
| What your site needs | Tappable number, hours, service area | Service pages with pricing |
| Common failure | Number in an image; hours wrong | No prices anywhere |
| Job value | Lower, higher volume | Much higher, lower volume |
Read the bottom row against the one above it. The buyer worth the most is the one most plumbing sites give the least to.
Inside the map pack: what it actually rewards
Google describes local ranking as relevance, distance and prominence. Distance you cannot change, so the work is in the other two, and most of it is not on your website.
- A complete profile. Every service listed, correct primary category, real hours including out-of-hours, service area drawn properly, photos of actual work.
- Details that agree. Old addresses and dead phone numbers on directory listings cost you both ranking and, increasingly, accuracy in AI answers.
- Reviews arriving steadily. Not a burst two years ago.
All three are cheaper than a website rebuild and all three move first. The full local method is here.
Reviews outrank your website, and here is why
Three plumbers appear in the map pack. All three are open, all three are nearby. The customer picks on reviews, because it is the only thing distinguishing them at that moment.
What we do: build a request flow that reaches real customers at the point the job is finished and they are happiest, and monitor the platforms that matter in your trade.
What we do not do: write reviews, buy reviews, or ask only the customers who seem pleased. Every one of those violates platform policy, all are detectable, and the penalty lands on your profile rather than on us.
Service areas without doorway pages
"Plumber in Ashford", "Plumber in Maidstone", same 400 words, town swapped. We are asked to remove these more often than we are asked to build anything.
Google's spam policies name the pattern directly. It sometimes works for a while, and it is a liability from the day it is looked at.
What works instead: pages for the areas you genuinely cover, containing something true about them — typical response time, the jobs you actually get called for there, housing stock and the problems that come with it. Fewer pages, none of which could be produced by find-and-replace.
Where AI answers fit
Most local agencies treat this as next year's problem. It is not, and for plumbing it is unusually cheap to address.
When someone asks an assistant for a plumber in their town, the answer is built from your profile, directory entries and review platforms — the same sources feeding the map pack. So the local work you are doing anyway improves both at once.
What we add is the measurement: running the prompts your customers actually use and recording whether you are named, whether the details are right, and which competitors appear beside you. Almost no plumbing agency does this.
What this means for you
- Open your Google Business Profile today. Categories, services, hours, service area. Free, and the biggest lever you own.
- Check your phone number is text, not an image, and that it dials on a phone.
- Refuse any proposal with thirty town pages. That is the pattern Google names in its spam policies.
02Common questions
Questions plumbing firms ask
What actually gets a plumber calls?
The map pack, and almost nothing else. Someone with a burst pipe types three words and calls the first result that looks open and reviewed. They do not read a comparison page, and they will not scroll.
Do we need a new website?
Usually not. Most plumbing sites lose on an incomplete Google Business Profile and a phone number that is not tappable, both of which are a day of work. A rebuild is the most commonly sold fix here and the least commonly needed one.
How important are reviews for a plumber?
More than anything on your site. Reviews decide who gets called out of three near-identical options, and they are also what assistants read when someone asks for a recommendation.
Should we have a page for every town we cover?
Only for towns you genuinely work in and can say something true about. Thirty pages with the town name swapped is the doorway pattern Google names in its spam policies, and it is the most common thing we are asked to undo.
What about emergency versus scheduled work?
They are two different buyers and most plumbing sites serve only one. Emergency intent needs speed, hours and a phone number. Scheduled work — bathroom fits, boiler replacement — is researched over days and needs pricing and proof.
Does AI visibility matter for a plumber?
It is starting to. When someone asks an assistant for a plumber in their town, the answer comes from your profile, directories and review platforms: the same sources the map pack uses. The work overlaps almost completely.
How long before we see calls?
Profile and listing fixes can move within weeks. Reviews and service-area content take two to four months. Anyone promising the map pack in thirty days is describing something they do not control.

Who this is for
Independent plumbers and small firms serving one town or a handful of them, doing both emergency and scheduled work.
Who it is not for
National franchises running dozens of branches. The structure is different and we will say so.
From $900 a month. One location, one service area at the entry tier. SEO and AI visibility pricing is published in full.
The audit usually finds the phone number is an image or the profile is half-finished. Both are a day of work. The $99 SEO and AI visibility audit comes back in three working days, and the fee comes off your first invoice if you continue.
